I. Call to Order: 12:35 P.M. by Acting Chairman Bill Dowling.
Three members of the Cranberry Isles Planning Board are present at today’s meeting which constitutes a quorum.
II. Review / Approval of Previous Meeting Minutes: 11/17/2015
Chris Johnston moves to accept the November 17, 2015 Planning Board meeting minutes as written. Rebecca Powell seconds the motion. (3-0) Motion passes.
III. Review Application:

6’ x 28’ addition to existing house

The Whitneys are planning to extend six feet to the back of their house. The office and laundry will be relocated. The addition of a one half to three quarter bathroom is also proposed. Twenty-five to thirty percent of the construction would be completed before the plumbing is installed. Plumbing permits would be required before installation. A survey has been completed and the building extension is out of the flood zone and complies with the 75 feet setback from the wetlands. The Department of Environmental Protection has visited the site. The site plan checklist is complete.

Float replacement / Addition

Jeff Berzinis, owner of Southwest Boat Marine Services, joins the meeting today by Teleconference. Mr. Berzinis plans to replace the existing 10’ x 40’ float at his dock with a pressure treated wood 16’ x 26’ float and to add a 16’ x 24’ float to be connected by a bridge. There will be no change to the pier. The applicant has submitted and application to occupy submerged land for the project and is still waiting for an update to the existing submerged lands lease from the Bureau of Parks and Lands. Comments on this submerged land lease must be received on or before February 29, 2016.

• Dennis Dever, CEO & LPI suggests that the Planning Board meet monthly to go over various documents and proposed ordinance changes.
• Nan Hadlock, Deputy Clerk and Planning Board Secretary suggests that the Board of Appeals members also attend these meetings to review proposed changes.
• Nan Hadlock will work on making sure all Planning Board and Board of Appeals members have current ordinances in their possession.
